Malls
Conducted investment-grade energy audits of common area HVAC equipment in twelve malls in Texas, Louisiana, and Washington as a subcontractor to a nation-wide ESCO. Tasks included installing short-term metering equipment, reviewing design drawings, inspecting equipment, reviewing EMS installation and operation, and recommending energy efficiency upgrades. Both operations and equipment alternative options were reviewed. Cost estimates were developed to evaluate project cost effectiveness. Over 40 million kWh of annual energy savings were identified through cost effective measures.
Hotels
Conducted investment-grade energy audits of HVAC equipment in four large Hotels in the San Francisco Bay Area as a subcontractor to a nation-wide ESCO. Tasks included reviewing design drawings, inspecting equipment, reviewing EMS installation and operation, and recommending energy efficiency upgrades. Both operations and equipment alternative options were reviewed. Cost estimates were developed to evaluate project cost effectiveness. Similar tasks were performed for a different client on three other large Hotels in California. For these Hotels, lighting as well as HVAC was analyzed. Evaluated measures included cogeneration (gas engines, microturbines, fuel cells), load curtailment programs, room HVAC controls, pool covers, solar pool heat, kitchen and vending equipment measures.
Hospitals
Scoping Audits on Virginia Hospitals
Served on the energy audit team to perform scoping audits on 5 VA Hospitals in Texas, most of which were over 1 million square feet, for Bocchi Engineering, an energy consulting company. Concentrated on HVAC, controls, boiler plant and pumping issues. Tasks included reviewing design and as-built drawings, inspecting equipment, taking measurements, reviewing control system operation, recommending energy efficiency projects, calculating energy savings potential for each energy efficiency project, gathering prices from contractors and calculating simple paybacks. Found several hundred thousand dollars worth of energy savings, with less than 2 year payback in controls work.
Four California Hospitals
Performed energy audits on City of Angels Hospital in Los Angeles, CA, Sierra View District Hospital in Porterville, CA, Ingleside Hospital in Rosemead, CA, and Mt. Diablo Medical Center in Concord, CA for major Energy Service Companies. Evaluated measures including lighting, chiller change-out, and HVAC controls. Tasks included reviewing design and as-built drawings, inspecting equipment, taking measurements, reviewing control system operation, recommending energy efficiency projects, and calculating energy savings potential using building modeling software for each energy efficiency project.
Data Centers
Performed energy audits on 23 data centers and central offices as a subcontractor for a nation-wide ESCO. Tasks included reviewing design and as-built drawings, inspecting equipment, taking measurements, reviewing control system operation, recommending energy efficiency projects, calculating energy savings potential for each energy efficiency project, gathering prices from contractors and calculating simple paybacks. Evaluated measures included, HVAC controls, chiller retrofits, pumping strategies, window tinting, boiler retrofits, variable speed pumping, energy efficient lighting, occupancy sensors and twist timers.
Universities
Conducted an investment grade lighting audit on the 4 Million square feet California Polytechnic University – San Luis Obispo campus for a major Energy Service Company. All site work was completed after hours so that tenants were not disturbed.
Commercial Space Audits
Conducted lighting audits on 1.2 Million square feet of leased commercial space in the Embarcadero Center complex in downtown San Francisco. All site work was completed after hours so that tenants were not disturbed.
Theaters
Performed preliminary energy audits on 20 theaters throughout California for a major Energy Service Company. Evaluated measures included energy efficient lighting, HVAC controls, HVAC maintenance and scheduling information.
Prisons
Performed mechanical audits of two large California prisons for ESCOs. Supervised preparation of all savings calculations for energy conservation opportunities including: EMS to control HVAC equipment, replacing electric kitchen equipment with gas-fired equipment, replacing boilers and DHW units, installing gas-fired radiant heaters, wastewater aeration and pumping, cooling towers. Also prepared specifications and conceptual drawings that were included in bid packages in order to receive contractor pricing for implementing the measures.
Food Service Chains
Managed a five-person team to collect detailed end use data at a national food service chain. Over 80 restaurants in northern California were surveyed in a two-week period to determine baseline energy use for targeted HVAC, refrigeration and lighting systems. The work was performed as a subcontractor to Sempra Energy Solutions in support of a Standard Performance Contract opportunity. The end use data was delivered to the client in a MS Access database designed specifically for the project.
Schools
Performed scoping energy audits for 5 schools in the Los Angeles Unified School District for a major Energy Service Company. Evaluated measures including lighting, chiller change-out, and HVAC controls. Tasks included inspecting equipment, taking measurements, reviewing control system operation, recommending energy efficiency projects, and calculating energy savings potential using building modeling software for each energy efficiency project.
